VACATION RENTAL POLICIES

RESERVATIONS: Will be taken over the phone or in person and subject to rental availability. A 40% deposit of total is due required to hold your reservation. The deposit is to be made payable to Ken's Rents. Cards will be charged immediately to hold your reservation.(Visa and Master Cards only).

REFUNDS: We're sorry but there is no refund for early departure. However, for refund of deposit you must cancel your reservation prior to three weeks before your arrival date. Otherwise we will hold your deposit until the arrival date and attempt to re-rent the unit. If unit is rented for the dates you canceled, your deposit will be cheerfully refunded, minus a $25.00 processing fee. (And we really will  try to rent it!).

DAMAGE DEPOSIT: A $150.00 damage deposit is required on most cabins and condos. Some cabins require a larger deposit. THIS PAYMENT IS MADE BY A SEPARATE CHECK to KEN'S RENTS, LLC. This check will be marked void and returned by mail provided the unit is found in satisfactory condition by our house-keeping staff after your departure. If loss or damage to property occurs, or if unusual heavy   cleaning/housekeeping services are necessary, these charges will be deducted from this deposit. (Normal cleaning expenses are included in your rental charges).

PETS: We're sorry, but pets are not allowed in any condo. A very few cabins allow pets. Please inquire when making your reservation. There is an additional $20.00 non-refundable fee charged for each pet. WE MUST BE NOTIFIED IN ADVANCE if you are bringing your pet(s) or the owners may refuse admission.

HOUSEKEEPING: Bed linens, towels, cooking/eating utensils and limited cleaning and toiletry supplies are provided. We are unable to provide maid service provided during your stay. Please notify us immediately if your cabin or condo is not found in satisfactory condition  when you arrive. Although a housekeeper will be cleaning after your stay, in order to keep cleaning fees reasonable, we request your assistance with the following:

1. Please wash your dishes.

2. Bag all trash and garbage and take to the dumpster. DO NOT leave outside.

3. Strip the sheets from the beds and leave sheets and pillow cases and all used towels in laundry room.

4. Close and lock all windows and doors upon departure.

5. Turn off appliances and lower heat (but DO NOT TURN OFF DURING WINTER MONTHS upon departure). Make certain fires are out completely where applicable.

6. Return all furniture to its original location.

Tenants are expected to leave cabin or condo in a reasonably clean and orderly fashion upon departure -- your assistance is greatly appreciated! Remember, these cabins are the personal property of their owners.

SMOKING: If you smoke outside your unit, please field strip your cigarettes. (To field strip a cigarette, remove the filter and put it in your pocket. Tear the paper and scatter the tobacco. Then roll up the paper into a tiny ball and throw it away). Forest Fires are easily set and cigarette butts pollute the environment.

PAYMENT: is expected in full upon your arrival. It can be made by cash or money order or check payable to Ken's Rents LLC. Visa and Master Card are accepted.

PHONES: Some cabins and all condos have telephones. Most units are on a restricted use basis. You may call any local number, but all long distance calls must be made collect or be charged to a calling card number. Should the unit you stay in have an open line, please use your calling card or reverse the charges on any long distance call. If long distance calls appear on the Unit's bill during your stay dates, you will be billed for the calls along with a $5.00 charge per call.

CHECK IN/OUT: Check in time is 4:00 PM. Check out time is 10:00 AM. PLEASE HONOR THESE TIMES so that our cleaning people will have the unit ready for you, as well as the next guest. Special arrangements may be made one day IN ADVANCE only, subject to booking schedule. Upon checking in you will be given a key to the unit as well as directions and we will escort you to the unit whenever possible. Should you be arriving after office hours (4:30 PM winter / 5:00 PM summer), or should you have special requests, ADVANCE ARRANGEMENTS ARE REQUIRED regarding payment, key pickup and driving directions. Upon checkout, please return the door key to the office. (Place in UPS box at side door of 103 S. Third Street.)

FIRES: Wood may be purchased in a few locations in Westcliffe for use in fireplaces. NO OPEN FIRES are allowed at any cabin site. Outdoor Bar-B-Q-ing is not not recomended in "bear country".

LOST ITEMS: We will make every effort to return forgotten items to you but unclaimed items will be disposed of in 30 days.

SPECIAL NEEDS: ENJOY YOUR STAY. IF YOU HAVE QUESTIONS OR SPECIAL NEEDS, PLEASE FEEL FREE TO CALLWE WILL DO OUR BEST TO MEET THEM.

Our Tenants agree To neither hold or attempt to hold the Property Manager liable for any negligence on the part of the Manager or the tenant resulting in  injury or damage to the tenant during his or her stay.
